Kalis Group
We were initially engaged to deliver two services. Based on the quality of the advice tendered and the positive contribution made to the hotel development, we were subsequently retained to become an active member of the construction consulting team and then the hotel’s asset manager.
AVONDALE COLLIERY
Turner Studio engaged us to test the market demand for and commercial potential of transforming the former Avondale Colliery industrial site into an ultra-luxury, regenerative tourism destination.
The project required more than a conventional hotel market demand study. We were asked to assess whether the site’s landscape, industrial heritage and regenerative vision could support a commercially viable destination, and to define the accommodation, wellness, dining, events and guest experiences needed to deliver it.
COMPASS CENTRE, BANKSTOWN, GREATER SYDNEY
Barings Real Estate Australia commissioned us to assess the opportunity for visitor accommodation within the redevelopment of the Compass Centre in Bankstown CBD.
We were asked to determine the most commercially appropriate accommodation model, positioning and facilities mix, and to assess how a hotel could contribute to the wider residential, retail, commercial and civic precinct.
BUNDABERG HOTEL DEMAND STUDY
Bundaberg Regional Council commissioned an independent hotel demand study and financial forecasts to support hotel investment attraction and the delivery of new accommodation supply.
The council required robust evidence of unmet demand, commercially realistic development options and a clear pathway for engaging hotel developers, investors and operators.
ESSENDON FIELDS, GREATER MELBOURNE
Essendon Fields engaged us to assess the opportunity for additional accommodation and hospitality facilities within its established aviation, commercial and events precinct.
The assignment examined how new hotel supply could address unmet demand across Melbourne’s northwest, enable the Australian Events Centre to attract more residential conferences and strengthen the precinct’s wider food, beverage and visitor offering.
Elysium Fields, Melbourne Docklands
Gurner Group commissioned us to assess the market and commercial opportunity for a hotel within the landmark Elysium Fields development.
The work was required to identify the appropriate hotel positioning, scale, room mix, facilities and operating model while considering the hotel’s relationship with branded residences, wellness, dining and the wider mixed-use precinct.
Holiday Inn Auckland Airport
Cockpit International engaged us to assess the future positioning and investment potential of Holiday Inn Auckland Airport.
The assignment considered whether value would be best created by refurbishing the existing hotel, substantially repositioning it or adding further rooms. It also needed to address the hotel’s product, food and beverage, meetings facilities, operating structure and future brand strategy.
Terrara Resort, Kangaroo Island
Terrara Development Management commissioned us to test the commercial potential of Terrara Resort as the principal hospitality component of the wider Project Eagle precinct.
The proposed development combined an ultra-luxury lodge with a larger premium resort. We were asked to determine how wellness, golf, dining, events and nature-based experiences could support a commercially sustainable destination while responding to the operating realities of Kangaroo Island.
LINDEMAN ISLAND RESORT
Well Smart Group engaged us through successive stages of the proposed redevelopment of the former Club Med resort on Lindeman Island.
The initial assignment reviewed existing financial forecasts and the operating and development assumptions for a family-oriented island resort. Subsequent stages tested the implications of an international franchise and third-party management structure and incorporated a refined hotel, luxury villas and a Village Centre design into consolidated resort projections.
Palm Valley, Gold Coast
Palm Valley Trading Co. engaged us to assess the accommodation opportunity food and beverage and MICE within the proposed Palm Valley resort and surf park precinct.
The project brought together a surf park, golf course, health and wellness precinct, events, dining, entertainment and residential development. We were asked to establish how visitor accommodation could support the precinct and how the proposed dual residential and hotel model should be positioned and operated.
Pandana, South Stradbroke Island
Pandana Holdings commissioned us to deliver strategic and financial forecasts for a nature-integrated resort and beach club on South Stradbroke Island.
The project was planned in stages, beginning with a Beach Club, marina and events platform before introducing low-density resort accommodation, wellness and expanded guest facilities. We were asked to test the strength of demand and establish how the stages could function as one coherent destination.
Sunshine Coast Airport Hotels
Sunshine Coast Airport engaged us as part of a market opportunity assessment and five-year forecast for two proposed airport hotels.
We were required to develop detailed and defensible revenue and profit assumptions for the hotels’ accommodation, food and beverage outlets and conference facilities, suitable for incorporation into the wider airport feasibility model.
Junction Place, Wodonga
Birchmore Group commissioned us to assess the opportunity for a new hotel at Junction Place, Wodonga’s major urban renewal precinct.
To identify the appropriate hotel concept, scale, positioning and facilities and to test whether the market could support a professionally managed, full-service hotel as a precinct anchor.
Havelock North, Hawke’s Bay
Deephaven Inc. engaged us to assess the opportunity for an experience-led, affordable-luxury lodge on a rural property near Havelock North.
The client’s vision combined a lodge and ranch-style guest experience with a private residential farm park. We were appointed to undertake a zero-based demand assessment and identify the positioning, facilities, experiences and operating model most likely to support the investment.
