Market and concept strategy for an affordable-luxury lodge

The client’s vision combined a lodge and ranch-style guest experience with a private residential farm park. We were appointed to undertake a zero-based demand assessment and identify the positioning, facilities, experiences and operating model most likely to support the investment.

CLIENT SITUATION

Deephaven Inc. engaged us to assess the opportunity for an experience-led, affordable-luxury lodge on a rural property near Havelock North.

OUR APPROACH & SERVICES PROVIDED

Our approach: Following a site visit, we analysed the Hawke’s Bay economy, visitation profile, accommodation supply and performance and the region’s food, wine, events and outdoor experiences. Global lodge and ranch-style benchmarks informed the concept, facilities, target markets, design considerations and five-year financial forecasts.

Services provided: Market opportunity assessment; accommodation supply and demand analysis; lodge positioning and concept definition; design and facilities advice; guest experience planning; operator considerations; and financial modelling. Subsequently we assisted with the developer’s application to the NZ Government Office of Overseas Investment.

OUTCOME

The study translated the site’s landscape and rural character into a defined hospitality proposition, supported by commercially grounded operating assumptions. It provided a framework for aligning accommodation, dining, wellness, recreation and residential elements as the project progressed.

Affordable luxury is not achieved by delivering a reduced version of an ultra-luxury lodge, but through a distinctive place-led experience supported by disciplined design and operations.
