BUNDABERG HOTEL DEMAND STUDY
The council required robust evidence of unmet demand, commercially realistic development options and a clear pathway for engaging hotel developers, investors and operators.
Bundaberg Regional Council commissioned an independent hotel demand study and financial forecasts to support hotel investment attraction and the delivery of new accommodation supply.
Our approach: Alongside market, supply and destination analysis, we undertook an extensive primary research program that generated more than 800 responses from corporate travellers, leisure visitors, event organisers and accommodation operators. Three potential development models were then independently assessed and financially modelled.
Services provided: Primary market research; hotel demand and supply analysis; visitor and economic assessment; development scenario testing; site and investment considerations; stakeholder consultation; financial feasibility modelling; and implementation advice.

The study provided council with a credible, evidence-based investment proposition and practical guidance on site selection, planning, infrastructure and engagement with prospective operators and investors. Commercially sensitive forecasts were supported by a clear and transparent methodology.

Hotels do not create the underlying reason to visit; they provide the infrastructure needed to retain demand that may otherwise stay elsewhere.
