Staged feasibility for an island resort and beach club

The project was planned in stages, beginning with a Beach Club, marina and events platform before introducing low-density resort accommodation, wellness and expanded guest facilities. We were asked to test the strength of demand and establish how the stages could function as one coherent destination.

CLIENT SITUATION

Pandana Holdings commissioned us to deliver strategic and financial forecasts for a nature-integrated resort and beach club on South Stradbroke Island.

OUR APPROACH & SERVICES PROVIDED

Our approach: The study analysed the South East Queensland leisure market, the global beach club and luxury resort market, relevant island and experience-led resorts, premium day visitation and the commercial relationship between day and overnight guests. The proposed staging, accommodation, marina, dining, events and wellness components were then assessed through a detailed operating and financial model.

Services provided: Market demand and supply analysis; resort and beach club positioning; staged development strategy; cultural and environmental considerations; guest experience planning; food and beverage and events analysis; and five-year financial forecasting.

OUTCOME

We established a staged commercial framework in which the beach club could activate the site and build market awareness. The work also connected the project’s environmental and cultural objectives with its market positioning and operating strategy.
