AVONDALE COLLIERY

Turner Studio engaged us to test the market demand for and commercial potential of transforming the former Avondale Colliery industrial site into an ultra-luxury, regenerative tourism destination.

CLIENT SITUATION

The project required more than a conventional hotel market demand study. We were asked to assess whether the site’s landscape, industrial heritage and regenerative vision could support a commercially viable destination, and to define the accommodation, wellness, dining, events and guest experiences needed to deliver it.

OUR APPROACH & SERVICES PROVIDED

Our approach: We combined destination and accommodation demand analysis with benchmarking of leading luxury lodges, wellness resorts and regenerative tourism projects. The existing design was then tested against guest expectations, operational requirements and the financial disciplines needed to sustain an ultra-luxury position.

Services provided: Market demand assessment; concept and positioning definition; accommodation and facilities planning; guest experience strategy; wellness, food and beverage and events advice; operator strategy; and financial forecasting.

OUTCOME

We developed a hotel-led accommodation strategy that integrated shorter and longer-stay demand with food, beverage and conference facilities. The work also provided the commercial assumptions and operating framework required to support design refinement and future operator engagement.
