LINDEMAN ISLAND RESORT

Multi-stage resort strategy and integrated financial modelling

The initial assignment reviewed existing financial forecasts and the operating and development assumptions for a family-oriented island resort. Subsequent stages tested the implications of an international franchise and third-party management structure and incorporated a refined hotel, luxury villas and a Village Centre design into consolidated resort projections.

CLIENT SITUATION

Well Smart Group engaged us through successive stages of the proposed redevelopment of the former Club Med resort on Lindeman Island.

OUR APPROACH & SERVICES PROVIDED

Our approach: We progressively rebuilt the resort forecasts from a demand-led and segment-based foundation. Revenue and costs were tested across accommodation, food and beverage, events, wellness, transport, activities, staff accommodation and the Village Centre, while reflecting island logistics, shared services and the interaction between each component.

Services provided: Independent forecast review; branded and unbranded scenario testing; operational assessment; departmental revenue modelling; design and facilities review; island logistics and staffing analysis; hotel, villa and Village Centre forecasts; and consolidated resort financial modelling.

OUTCOME

The work created a transparent and integrated commercial framework to support design development, staging, capital allocation, funding discussions and operator engagement. It also enabled changes to the resort mix and facilities to be tested without losing sight of their effect on consolidated performance.

KEY INSIGHTS

Island resort feasibility cannot be assessed through rooms revenue alone; transport, staffing, food and beverage, activities and infrastructure are fundamental to both the guest experience and the cost base.
