Market demand study for a wellness-led ultra-luxury destination resort

The proposed development combined an ultra-luxury lodge with a larger premium resort. We were asked to determine how wellness, golf, dining, events and nature-based experiences could support a commercially sustainable destination while responding to the operating realities of Kangaroo Island.

CLIENT SITUATION

Terrara Development Management commissioned us to test the commercial potential of Terrara Resort as the principal hospitality component of the wider Project Eagle precinct.

OUR APPROACH & SERVICES PROVIDED

Our approach: Following a site inspection, we examined Docklands’ evolving business, residential, events and leisure markets and benchmarked contemporary urban lifestyle hotels. The analysis considered not only hotel performance but also public-space activation, ancillary spending, residential support and the role of an international brand.

Services provided: Market demand and supply assessment; lifestyle hotel positioning; facilities and design advice; branded residence considerations; food and beverage and public-space activation; operator and brand strategy; and five-year financial forecasts.

OUTCOME

THSA established an integrated framework in which the lodge and resort fulfilled distinct but complementary roles. The recommendations addressed experience depth, operational simplicity, staffing, island logistics and the disciplines required to support longer stays and protect pricing.

KEY INSIGHTS

Wellness and golf would be most effective as demand anchors when supported by compelling dining, nature immersion and a broad range of on-property experiential hospitality experiences.
