Hospitality and accommodation strategy for a surf, golf and lifestyle precinct

The project brought together a surf park, golf course, health and wellness precinct, events, dining, entertainment and residential development. We were asked to establish how visitor accommodation could support the precinct and how the proposed dual residential and hotel model should be positioned and operated.

CLIENT SITUATION

Palm Valley Trading Co. engaged us to assess the accommodation opportunity food and beverage and MICE within the proposed Palm Valley resort and surf park precinct.

OUR APPROACH & SERVICES PROVIDED

Our approach: We assessed Gold Coast accommodation performance, future supply, northern Gold Coast demand and the visitor markets likely to be generated by the precinct itself. Different accommodation tiers, villas, owner-use arrangements, international brands and the relationship between real estate and hotel operations were then tested.

Services provided: Market demand and supply analysis; resort accommodation strategy; residential and hotel operating model review; product segmentation; brand recommendations; target market assessment; facilities advice; and five-year trading forecasts.

OUTCOME

The study provided a staged accommodation framework aligned with Palm Valley’s wider development vision. It clarified the roles of the different accommodation products and the operating disciplines required to connect them successfully with the surf, golf, wellness and entertainment offering.

KEY INSIGHTS

It demonstrated that a major attraction-led precinct can generate a meaningful share of its own accommodation demand, provided each product is clearly differentiated and operationally coherent.
